General Terms & Conditions

Rates & Taxes

  • Rates include 7% VAT and may change without notice.

  • Seasonal adjustments apply.

  • Rates apply per room per night based on room type

  • Payment accepted via Bank Transfer, Internet Banking, PromptPay, Credit/Debit Cards (3% surcharge applies for monthly payments).

Deposits & Security

  • All Guests: THB 1,000 deposit (THB 200 per key card + THB 800 per gate remote).

  • Monthly Guests: A Security Deposit Of:

    • THB 5,000 for 1-bedroom units

    • THB 10,000 for 2-bedroom units

    • For stays over 6 months, deposit = 1 month’s rent

  • Deposit refunded at check-out if no damage. Tenants responsible for damage exceeding deposit.

Children & Extra Beds

  • Children under 12 stay free if no extra bed is needed.

  • Extra bed: THB 400/night or THB 3,000/month.

  • A complimentary baby cot is available upon request for newborns to 2 years old, subject to availability.

Linen & Towel Request

  • Extra set: THB 300 per set.

Rate Inclusions and Exclusions

  • Daily Rate (1-6 nights)

✅ VAT, electricity, water, daily cleaning, towel change, linen change every 3 days

  • Weekly Rate (7-27 nights)

✅ VAT, electricity, water, weekly cleaning & linen change, towel change every 3 days

💳 Full payment upon booking

  • Monthly Rate (28 nights+)

✅ VAT, towel change every 5 days, cleaning & linen change twice per month
❌ Electricity (THB 8/unit), Water (THB 30/unit, min THB 200/month for 1-bedroom units and THB 300/month for 2-bedroom units), Telephone charges
💳 50% deposit at booking, balance on arrival

  • Tenants to sign a Lease Agreement at check-in.

  • End-of-stay cleaning fee: THB 1,500 (1-bedroom) / THB 2,200 (2-bedroom), if the unit is not returned in clean condition.

  • Final utility fees pay in cash upon check-out.

  • The security deposit, minus any applicable deductions for damages, outstanding utility bills, or cleaning fees, will be refunded upon check-out.

Long-Stay Discount Offer

  • Long-Stay Discount Offer for a stay of 3 months or longer (applied to the final month’s rent)

Cancellation Policy

Monthly Bookings

  • Free cancellation if cancelled 30 days or more before arrival (by 11:59 PM Thailand time).

  • 50% cancellation fee if cancelled 14-30 days before arrival (by 11:59 PM Thailand time).

  • No refund for cancellations made less than 14 days before arrival (including no-shows).

  • No refund for early check-out or shortened stay.

 

Daily & Weekly Bookings

  • Free cancellation if cancelled 7 days or more before arrival (by 11:59 PM Thailand time).

  • 1-night charge for cancellations made less than 7 days before arrival.

  • 100% charge for cancellations made less than 3 days before arrival (including no-shows).

  • No refund for early check-out or shortened stay.

 

Refunds (less applicable bank charges) will be processed within 30-45 days, with a handling fee of up to 5%.

Changes and Cancellations by Nivas Chiangmai

In the unlikely event of a change or cancellation to your confirmed booking, we will notify you promptly.

  • We will aim to offer comparable or better alternative accommodation.

  • If no suitable alternative is found, we will refund your deposit in full.

  • Our liability is strictly limited to the booking confirmation amount.

Check-in & Check-Out

  • Check-in: 3:00 PM | Check-out: 11:00 AM

  • Late check-out subject to availability.

  • Nivas Chiangmai does not offer 24-hour reception. Please inform us of your expected arrival time.

  • Office Hours: 8:00 AM - 5:00 PM

  • Key collection assistance for late arrivals

Property Policies

  • No pets

  • No smoking inside the building, including all rooms and public areas

  • Smoking is allowed only in designated outdoor areas
